One common mistake that many sellers make is neglecting their gardens, paths and driveways. If you speak to any Vancouver realtor worth their salt, they will emphasise the importance of landscaping your property to enhance its saleability.
So without further ado here are our real estate tips on the much overlooked subject of landscaping your Vancouver property.
Stay on top of it
It’s such a simple tip, but an effective one. When you have your outside space exactly as you like it, it’s much easier to maintain it with little adjustments and touch ups than if you leave it too long and it ends up requiring a major overhaul.
The sweet spot
You can overdo landscaping as well as underdo it and sometimes less is certainly more. Keep your look classical, understated and tidy; timeless materials will hold their value more. A garden which has fewer elements which are less intricate will also appeal to more of your buyer base in Vancouver; most people don’t want a garden that is a living nightmare to maintain!
Water
Following the same theme, be prepared that if you have things like a pool or hot tub, some buyers will like it and others won’t. If you’re specifically looking for a property with a pool clearly it’s a plus, if you’re not it can be seen as an extra hassle for buyers when they move in.
With this in mind the best thing you can do is make sure that it is spotlessly clean and looking perfectly idyllic; a dirty pool is only going to highlight the work involved in maintaining it!
Lighting
Just as is the case indoors, exterior lighting can really enhance the look of your outside space if it is well designed and sited.
Exterior lighting shows your buyers that there is much more to your property in terms of available living space. It shows your buyers the possibilities that your property has; each buyer will see something different from late night drinks to evening barbeques.
Ditch the gravel pits
Many sellers think that gravel pits are desirable as they cut down on weeds, are weather resistant and low maintenance. The reality however is something different; Vancouver realtors are often steering sellers away from this type of landscaping as it is seen to create a dull sterile look which is not family friendly.
And the weeds always end up growing back anyway!
