If you have ever sold a home in Vancouver, or you’re currently trying to sell one, you’ll know that it can be an extremely stressful experience. In a rapidly changing (and not always for the better) market it’s a minefield out there when it comes to setting the price, choosing a Realtor etc.
So let’s have a look at the four most common mistakes that people make when they are looking to sell their Vancouver home.
Hiring your Realtor based on list price
When Realtors are in competition with each other they will always bid higher and promise to get you’re the best price; however nobody can guarantee this. Overpriced listing can end up costing you more and prolonging the pre-sale period.
Discount Realtors
Now these really are the very definition of a false economy; let me explain: the savings on commission often come up of the selling price. Discounted commission invariably means that the discount will be taken from the marketing budget so your property will have far less reach. They could also be offering the buyer’s Realtor a reduced commission too; so how likely are they to promote your property if they can make more from others? Not very!
Market conditions and a lack of knowledge
The sad fact of the matter is that a lot of Realtors are sales people first and market experts second. Some are so focussed on the sale that they have little regard for their customer and what’s actually best for them; that’s why you’ll often feel like they stumble over questions around the market or if it always feels like a good time to buy/sell. You need a Realtor who is a market expert, a student of the markets, not a glorified second hand car salesperson.
Hiring a softie
This is a common mistake. You don’t want a Realtor to be the type of person who just tells you what you want to hear; you need your advice straight and to the point to help you maximise that sale price.
Being a Realtor is a competitive, cut throat business at times, so you need someone who will fight your corner with buyers and they Realtors; someone who will stand their ground and dig their heals in was necessary is the going gets tough.
